Letting only service.

 

• Letting particulars

• Marketing of your property (including To Let board if required).

• Accompanied viewings.

• Finding and vetting of tenants.

• Preparing of tenancy agreement.

• Collection of first month’s rent and deposit (to be forwarded to Landlords deposit scheme).

• Informing utility companies and council tax office.

 

Fees are payable at the commencement of the tenancy.

£414.00 inc VAT or 3 weeks rent + VAT whichever is the greater.

 

Payable for each letting to a tenant introduced by Smeatons. Payable at commencement of tenancy and deducted from rent collected at commencement.

 

Additional services at extra cost

Schedule of condition and inventory (to protect your deposit)

• 1-2 bed schedule of condition £60 inc VAT

• When furnished inventory and additional £36 inc VAT

• 3-4 Bed schedule of condition £84 inc VAT

• When furnished inventory and additional £60 inc VAT

• Organising gas safety certificate £18 inc VAT

• Organising electrical safety certificate  £18 inc VAT

• Organising electrical safety check £18 inc VAT

• Organising EPC £18 inc VAT

• Withdrawal fee if property is withdrawn prior to arrangement £90 inc VAT

 

 

Full Management service

 

• Payment of the deposit into the Deposit Protection Scheme

• Collection of rent monthly

• Chasing of rent arrears

• Serving of relevant notices

• Repairs and maintenance 

• Property inspections

• Property checkout including taking meter readings

• Informing utilities companies and council tax office

• Organising of gas safety certificate 

• Schedule of condition and inventory

 

Fees:

• 1-2 Bed Furnished property                                                  £300 inc VAT  

• 1-2 Bed unfurnished property                                               £264 inc VAT

• 3 Bed furnished property                                                      £360 inc VAT

• 3 Bed unfurnished                                                                £324 inc VAT

• 4 bed furnished                                                                     £420 inc VAT

• 4 bed unfurnished                                                                 £384 inc VAT  

 

Payable at the commencement of tenancy. Plus management fee of 14.4% inc VAT deducted from monthly rent.

 

 

For Re-lets to new Tenants

 

• 1-3 Beds                                                                                 £264 inc VAT

• 4 Plus beds                                                                            £300 inc VAT

• Withdrawal fee                                                                        £90 inc VAT

 

Additional Services at an extra cost

 

• Organising of EPC                                                                 £18 inc VAT

• Organising of electrical safety check                                    £18 inc VAT

 

 

All of our prices are inclusive of VAT at 20% unless otherwise stated.
